Registering Your Prospective Buyer
Our preferred method for registering prospective buyers is to have the Realtor accompany them on their first visit to the Gibraltar Homes’ community model sales office. If you are unable to do so, you must contact the model sales office and provide the necessary registration information. You can do this by telephone, fax or email.
If at all possible, we prefer that you make an appointment with our Gibraltar Homes Sales Representative at the model sales office. This will allow us to provide the very best service for both you and your client, while also ensuring your commission for the sale.
Registration Period
If you have registered your prospective buyer following the guidelines included herein, you are assured of your Co-Broke status on any contract written within 180 days of registration. The registration will automatically expire at the end of 180 days. Your registration status may be extended for one additional 180 day period; however, you must contact the model sales office and update and extend your registration.
Procuring Cause
All Broker/Associate Realtors shall be recognized as having procuring cause status on contracts written on a Gibraltar Home unless the following occur:
- The prospect makes a subsequent registration and/or signs a contract under another Broker/Associate Realtor, at which time the previous Broker/Associate Realtor will be deemed to have lost control of the prospect buyer and all claims for commission.
- The prospective buyer has registered with Gibraltar Homes without an agent.
Commission
3% commission payable to your office for a sale provided that you are the Procuring Cause. Commission is paid on the base home and home site.
Payment
Commissions will be paid in accordance with the following:
- In full at slab pour (if a lot and home purchase)
OR
- In full after home closing if an end close.
